 First, I do like this idea, but I dont see it happening.  Sure the world could send the item/mob data to the individual player's zones, but it would have to send all the item data or else a player wouldnt be able to use any items they didnt have when they zoned in.  IE they bought an item.  That in itself would make the server run to a crawl if the host didnt have a massive bandwidth source.  Next is security.  The zones would have to be closed source, or else what would be the point of a legit server if the user could simply compile an alternate version of the zone that gives the user anything he wanted.  And if it is closed source a lot of people (including myself) wouldnt run it.  Running closed source programs from unrealiable sources is just asking for trouble.  My definition of a realiable source would be a company that provides the software and I can take them to court if it does anything adversely without consent.  Assuming their License agreement says they are not responsible for any damage their programs cause.  I try to avoid these programs.  Not saying that anyone would intentionally release something that would screw up your system, but the possibly alone is a good reason to not run the program.  Although software from any company is never 100% safe, the odds weigh heavily in your favor if you get your software from a major retailer as opposed to a bootlegged dime-rack CD at a non-name internet site.
